BUILDING REGULATIONS
The Building Regulations Approved Documents exist principally to ensure the health, safety, welfare and convenience of people in and around buildings. The Building Regulations will apply to most new buildings and many alterations and extensions to existing buildings, whether domestic, commercial or industrial. All such works must be checked and approved by the Local Authority Building Control Department.
At Coba Design we have an in depth knowledge of the Building Regulations Approved Documents and once planning permission has been received for a proposed development we can produce detailed Building Regulations drawings and specifications which cover the technical standards that are required and the procedures which need to be followed to achieve Building Regulations approval from the Local Authority Building Control Department.
A detailed set of our Building Regulations drawings will also enable builders to provide clients with a more detailed quotation for a proposed development.
Any project which involves altering the existing structure of a building (i.e. removing a load bearing wall) or involves new structural elements (i.e. new timber joists and steel beams for an extension) will likely require structural design calculations from a structural engineer. Coba Design have a working relationship with a firm of structural engineers and if requested Coba Design can obtain a quote on behalf of the client for a set of structural design calculations. Coba Design can also work with a structural engineer of your choosing. Structural design calculations are submitted to the local authority Building Control Department with the Building Regulations drawings for their approval.
During the construction of the proposed development the Local Authority Building Control Inspector will make site visits to inspect the works and ensure that the building is being constructed in accordance with the approved Building Regulations drawings.
Our fee proposals for preparing Building Regulations drawings will include all aspects of the Building Regulations application process up to Local Authority Building Control approval including liaising with a structural engineer as required and we always quote fixed fees meaning any minor amendments and alterations made by the client, or requested by the Building Control department, are included.
